Client Brief
Following planning approval we will discuss in detail design options such as:
- Construction materials
- Fixture and fittings (kitchen, bathroom, cupboards etc)
- Services (Mechanical and electrical)
- Sustainability packages (insulation, solar, ground source heat pumps etc)
- Home Automation (security, lighting, multimedia etc)

Manage Consultants
All projects will require the input of a structural engineer and party wall advisor. More complex projects could demand a number of consultants. This information will need to be incorporated into the final design.

Produce Construction Drawings
A full set of working drawings are necessary for:

- Pricing

Building Regulations
Most building work requires local authority approval. Alongside the submitted plans, supplementary documentation may also be needed such as engineers calculations, heat loss calculations, third party build-over consents, etc.

Schedule of Works
From the construction drawings and the client’s brief, we will produce a schedule of works. The Schedule of Works is a comprehensive document outlining quantities and descriptions of all materials and processes used to complete project. It replaces the traditional need for, separate Bill of Quantities and Specification documents.

Pricing
The Schedule of Works is priced by an independent Quantity Surveyor. This, together with the drawings, forms the basis of the building contract for Phase 3: Build.
